At this point you have likely made an offer to purchase and requested a home inspection as a contingency to your contract. When you schedule a home inspection with us, you will benefit from a very detailed and thorough inspection that usually takes us about 3 hours to complete. Here's an outline of what will be inspected: Roof: Condition of visible roofing material, flashings, penetrations, chimney(s), skylights, gutters and downspouts. Grounds: Condition of visible driveway, walkways, stoops, steps, porches, patios, decks, and balconies. Inspect fencing and retaining walls for condition and evaluate grading of landscape. Exterior: Condition of visible siding, trim, soffits, fascia, windows, doors and caulking. Operate and check air conditioning and hose bibs (when weather permits). Inspect exterior electric service including service wires, meter and outlets. Check visible foundation for overall condition. ![]() Garage: Condition of visible passage and vehicle door, windows, automatic door opener and safety functions (when applicable), floor, siding, trim, gutters, firewall between garage and home (when applicable) electric and overall structure. Interior: For each room, the visible condition of doors, windows, floors, walls, stairs, railings, ceilings, cabinets, countertops and applicable appliances. Inspect visible plumbing at sinks, showers, tubs (including whirlpool), and toilets. Inspect lighting and random outlets, exhaust fans, ceiling fans, and presence of heat source. Check laundry for energy source, connections and venting. Foundation: Condition of visible foundation walls, floor, girder, columns and joists in basement and/or crawlspace. Inspect drainage including floor drain and operation of sump pump (when applicable). Check for ventilation, insulation, moisture and overall structural integrity of foundation. Plumbing: Condition of visible service and supply piping, drain, waste and vent lines and sanitary pumps. Operation of pressure tanks (typically with wells) and water heaters while checking for all safety features. Check for presence of water softener and hookup (if applicable). Heating & A/C: Condition of visible components of system and overall operation when fired. Inspect thermostat, type of system, heat & cooling distribution (cooling when weather permits), circulation, flue, filter, refrigerant lines and any visible part of heat exchanger. Check for gas leaks and observe safety controls for correct function. ![]() Electrical: Visibly check the Main and sub-panels, service wire and observable branch wiring and test random outlets. Identify homes amperage and voltage rating, grounding system, bonding, component compatibility and note presence of safety features. ![]() Upon completion of the inspection you will receive two copies of a detailed custom report which explains the overall condition of the home! |
